2406.1: BPODirect® overview (12/17/25) This section contains requirements related to: ■ Quality Control Advisor® ■ Managing access to BPODirect® ■ Obtaining a property value via BPODirect (a) Quality Control Advisor Seller/Servicers’ use of Quality Control Advisor continues to be subject to the terms and conditions set forth in Sections 2401.1, 2402.2(a) and 2402.3 and Seller/Servicers’ other applicable Purchase Documents, as amended from time to time. (b) Managing access to BPODirect In managing access to BPODirect Servicers must: ■ Ensure that only active employees of the Servicer or its Related Third Parties with a need to use BPODirect are provided access, which shall be facilitated and managed through Access Manager pursuant to Section 2401.1(f) ■ Monitor any Related Third Party it engages to perform loss mitigation activities including the use of BPODirect in connection with the Servicing of Freddie Mac Mortgages, and ensure compliance with all applicable requirements of the Guide and any other Purchase Documents and applicable law, and have written policies and procedures in place for doing so (c) Obtaining a property value via BPODirect When Freddie Mac requires that a property value be obtained through BPODirect, the Servicer must obtain the property value via Freddie Mac Gateway®. The Servicer represents and warrants that all information it provides for the purpose of obtaining the property value, including the address of the Mortgaged Premises, is true, complete and accurate. Freddie Mac Single-Family Seller/Servicer Guide Chapter 2406 As of 12/17/25 Page 2406-2 When a Servicer accesses BPODirect, the website may display an automated value if one is available: 1. If an automated value is not available in BPODirect or through another permitted source (e.g., Automated Valuation Model (AVM) report), or the MI requires a BPO/property valuation, the Servicer must submit a new property valuation request to Freddie Mac (i.e., order a new BPO from BPODirect), if necessary. There is no cost associated with automated values obtained through BPODirect, however there is a cost associated with ordering a valuation (BPO or appraisal reports). See Section 9202.4 for costs associated with ordering valuations. 2. If Freddie Mac requires a BPO for the situation the Servicer is evaluating, then, unless otherwise noted below, the Servicer must take the additional step of ordering a new BPO from BPODirect. Once the BPO valuation is complete, the BPO value will be available to the Servicer in BPODirect. Notwithstanding the requirements above, if the Servicer has previously obtained a Freddie Mac-compliant property valuation (i.e., Freddie Mac-provided BPO, Freddie Mac-provided appraisal or an appraisal obtained in compliance with Topic 5600), the Servicer must use the Freddie Mac-compliant property valuation provided it meets the property valuation requirements for the specific relief or workout option. The Servicer may not obtain a new property valuation in this circumstance. Note: If the Mortgage is covered by mortgage insurance, the Servicer must ensure that the property value it obtains is based on a property valuation type that is consistent with the MI’s requirements.
