Servicer must e-mail Freddie Mac (see Directory 5) if it becomes aware of a Title Defect, regardless of whether the Lender Title Assessment Mortgage is current or delinquent. The subject line of the e-mail must contain the phrase “Lender Title Assessment Mortgage - Notice of Title Defect.” The body of the e-mail must contain the Servicer Loan Number, the Freddie Mac loan number, a description of the Title Defect and any documentation useful to understanding the Title Defect (e.g., title report, deed, security instrument, correspondence).
